Establish a timeline of when you want to move into your new home.
Determine preferred method of communication with your agent – text, email, phone
Agent will set up a “search” in the MLS where properties fitting your desired wish list and location are emailed to you the moment they hit the market, or as often as you desire.
Communicate to Agent any properties you wish to tour.
Agent will coordinate touring schedules of your preferred properties.
Find the perfect home
Submit hand money or escrow funds with offer (typically a minimum of 1% of the home’s listing price
Agent submits offer to sellers’ agent
Agent will work to negotiate any
terms.
Once terms are agreed upon, all parties sign the offer. The offer will then be processed, the home will be taken off the market, and your hand money check will be cashed and placed in escrow until closing. This amount will be deducted from the amount needed to bring to closing.
Connect with your lender to start the application process for mortgage
Schedule inspections of the new home.
Once inspections completed, negotiate any repairs or credits.
Appraisal is coordinated through the mortgage company. It will be completed before closing. The appraisal lets all parties involved know that the price is fair.
Secure homeowner’s insurance.
Contact Moving Company – get quotes & availability.
Closing date is scheduled.
Schedule with moving company.
Contact utility companies to schedule transfer of utilities on closing date.
Schedule closing time.
Schedule a complete walk through prior to closing.
Closing Day... plan for 1 hour to sign papers, bring driver’s license, cashier’s check for the amount provided by lender/closing company
