Minimize accessories, decorations, pictures, toys, family photos, etc.
Remove excess furniture
Replace outdated ceiling fixtures. Clean lighting fixtures.
Give a fresh coat of paint to walls, trim, and ceilings.
Carpets cleaned or replaced, if necessary.
Stage furniture – move around as recommended.
Make sure all light bulbs throughout are operational and match those within the same fixture (inside and out)
Organize drawers in kitchen cabinets and in all closets.
Wipe down fingerprints from doorways.
Double check all ceilings to make sure no water marks from past or present leaks.
Look in attic to make sure it is free & clear of any leaks or mold-like substances.
Pre-test radon to make sure at acceptable levels below 4.0pci/L.
Freshen landscaping – pull weeds, trim shrubs, clean up any leaves.
Refresh the front door with paint or stain.
Sign all paperwork and provide spare key for lockbox. The lockbox will register the buyer agent visits upon arrival and provides all contact information for security.
Yard For Sale sign installed. Pointer signs and open house signs will be places at the appropriate times.
Professional photographs are taken to showcase your home’s best assets.
Your home is officially online & marketed on tens of thousands of websites globally and on social media.
Custom brochures & marketing materials delivered to your home should be available for showings.
Clear walkways/driveway if necessary for showings.
For showings be sure to hide/tuck any pet items – food bowl, toys, beds, litter boxes. Clean up after your pet immediately and wash their bedding regularly.
Empty trash cans nightly to avoid any odors.
Keep room temperature comfortable. This demonstrates to buyers that HVAC is working properly.
Make sure you place all valuable and prescriptions out of site and in a safe place.
All curtains & blinds should be open during showings, all lights on & all commode seats down.
Music is nice to have on during showings, if available.
Feedback will be sent automatically through the Showing Suite system directly to your email once received. If feedback is not given electronically, I will follow up with the respective buyer’s agent.
Offer received, negotiate, sign contract.
Order HOA documents, if applicable.
Order Dye Test from municipality, if applicable.
Plan to be away from your home for approximately 3 hours for buyers to complete the home inspection.
Negotiate any items from home inspection.
Appraisal will be completed on your home within 30 days of a signed contract.
Buyers’ mortgage commitment will be due approximately 2 weeks prior to closing.
Buyers will complete a final walk through of your home typically the day before or day of closing. At this point the home should be clean of all your items. Courtesy is to have your home clean enough for someone to move right in the day of closing.
Any brochures or warranties affiliated with the home should be left in the kitchen for the new homeowner.
Closing typically takes about 1 hour. As a seller you do not need to attend closing if not available. You will be able to sign and have documents notarized in advance. Your proceeds will be deposited into your account the day of closing. If you decide to attend closing, please plan for 1 hour as the buyer has the majority of the signing to do. If you attend the closing, you will receive your check for proceeds at the end of the closing. Any extra house/shed keys and any garage remotes can be left on the kitchen counter
